About the Renovation

 When we first looked at this home in March, 2020 we had not yet realized the entire scope of this project.

The house was dated,  constructed in 1954, however, it had good bones and lots of potential. 

Covid-19 was about to hit like a truck --sending us all home, to live and work in isolation--so what do you do when you are in lock down--you renovate!  

It all started with let's do a little patch and painting, replace some flooring and maybe replace the old windows as a start.  But as our time in isolation expanded,  we thought, 'we might as well go the extra mile!

 Over 3000 man hours and many $$ later... 

Preconstruction Design

A sort of, kind of, what would that look like plan, drawn on napkins and scrap paper led eventually to drawings  developed in Auto Cad

The design was amended and expended often,  in response to the space, and what we felt was needed --this evolved the longer the pandemic lasted! 

On-Site Consultations

Many trades people had a hand in the development of this project.

 

Consultation with the trades was key to the successful completion of this home.

Planning every last detail --the  'might as wells' and  'the know how' and covid-- this home emerge,  a collaborative project   executed by skilled trades people

 A Renovation Story

After having a good look, and inspecting the home thoroughly we sketched a loose plan on a napkin and so first began a clean up.  As we are, a renovation company, we had ready access to electricians, plumbers,  carpenters and a good drafting program making this preliminary sketch into a reality.  So with a reno permit, and a good design we began.

The kitchen echoed 'quaintness' from a bygone era, but unfortunately was left in disappointing disrepair --we made the decision to make old into new, improving on the flow and overall layout.  

Next, were windows and doors --charming, but old, dated and somewhat neglected over the  years.

21 energy efficient windows, 4 interior doors and five exterior doors. were replaced. All the Plumbing fixtures were replaced, and or relocated, affording a for better use of space and design. We figured we might as well replace all the old plumbing, to bring them up to modern code requirments.    There was a newer 100 amp panel previously installed however  the  electrical was neededing upgrading to meet code  .  All new lighting, light fixtures and plumbing fixtures were installed.

New  insulation and vapour barrier was installed where needed, new drywall professionally installed taped, primed and painted. We had steel stringers fabricated, installed solid fir treads for the open industrial styled staircase to the upstairs.

New kitchen cabinets were installed, including solid stone counter tops, under counter lighting, all new stainless steel appliances,  and a modern range hood. Next, we installed beautiful hickory engineered hardwood flooring through out and with a place of cork flooring to complement the new bathroom. 

Within the process of clearing, cleaning, reinstalling and the countless hours pondering, what's next, we discovered the heating duct work was installed back to front in 1954-- So, a new heating and cooling system, by way of a new energy efficient furnace , central air --along with  all new duct work was installed --why not? we might as well!

The upstairs was worked on through out the winter months. little cubbies and closets were removed, to make way for new built in  cabinetry. A wet bar/coffee station was added  and a two piece bathroom. We added a door, in place of a window which allowed for a private roof top patio overlooking the Columbia River, and taking advantage of a western sunset.   insulation was upgraded along with new drywall and paint.  Finally we installed the same lovely engineered flooring to match the main floor.  Built in cabinets, and bookshelves were added in a sitting area/ library making for a  spacious open master bedroom floor plan.

The basement was cleaned up and exterior walls were framed wired and insulated as well the seperate entrance door was changed out for a new steel insulated one. The basement is ready for development as a seperate suite AIR BNB rental or additional living area. 

The exterior was completely upgraded the following spring. We striped off all of the  old siding, soffit and other miscellaneous attachments needing replacement.  Rough sawn fir was stained and installed around the new windows, doors and for trimming out all the corners, and feature strips. The front porch was rebuilt using matching rough sawn fir post and timber. The porch had  new windows installed. Hardy plank was our choice for siding.

There were so many details and improvements to this home--  it is essentially a new home, perched upon and  around a 1954 frame.
